A number of environmental assessments may be required for submission with a planning application, to enable the discharge of planning conditions, to ensure construction works can commence without adverse impacts on the environment, or as part of the due diligence process in property transactions.

Development & Planning Reports

Proposed developments in urban areas will often require submission of a phase 1 desk study. If the development is in flood zone 2 or 3, a flood risk assessments will be required. A preliminary ecological appraisal may also be requested if the development is in a proximity to a designated site or notable habitat.?

Environmental reporting requirements for development are generally specific to each site and its unique environmental setting, and potentially any specific concerns held by the local authority. These will most typically be attached to the grant of planing permission, as pre-commencement conditions to be met before start of works on site.
